Kartik R. Singapura
Biography

Kartik R. Singapura is a trial attorney with Bell Nunnally. Kartik combines aggressive advocacy skills and a strong business acumen to provide his clients with results that not only address their immediate legal challenges, but are also in line with their long-term goals. In this capacity, he acts as a trusted advisor to his clients, considering all aspects of their business and what actions best suit their objectives.


Kartik regularly represents owners, investors, operators, and developers in the commercial real estate industry in nearly any matter that involves protection of their assets and investments. This includes deal-based litigation involving business torts, contract disputes, partnership disputes, and business divorces. Kartik’s deep understanding of the sector also enables him to represent clients during the ongoing operation and hold of their ventures, litigating matters involving construction defects, property damage, insurance coverage, municipal ordinances, commercial lending, landlord-tenant, restrictive covenants, easements, and title.

Representative Matters
  • Represented AMLI Residential and its affiliated entities in six-year lawsuit over sale of a luxury apartment complex. After serving as co-trial counsel during two-week jury trial, sercured a unanimous verdict in favor of AMLI on the plaintiffs’ claims for $38 million and an award of $5.8 million in attorneys’ fees.
  • Co-lead counsel in seven-day bench trial, obtaining take nothing judgment in favor of national real estate developer and its principal in commercial lending dispute. The case involved repayment of a $30 million bridge loan secured by the equity commitments of tax credit investors and allegations that this security interest was cross-collateralized within complicated capital stack for historic redevelopment. The judgment was affirmed on appeal.
  • Obtained complete defense verdict after ten-day jury trial in case involving complex issues of hydrology and hydraulics, interpretation and application of restrictive covenants, and tort-based claims.
  • Representing real estate investment firm as lead counsel to prosecute multi-million dollar claims against seller of multi-building office complex.
  • Obtained injunctive relief (TRO and TI) against the City of Dallas in an ongoing lawsuit involving the City’s attempt to construct a multi-million dollar bond project on private property based on misapplication of plat regulations and without lawful exercise of eminent domain.
  • Represented multifamily owner-operator in coverage dispute against several syndicate carriers involving novel questions of federal jurisdiction and interpretation of a complicated, multi-layered master policy. Obtained favorable, seven-figure settlement on behalf of clients.
  • Represented hotel developer in arbitration proceeding against nationally-recognized general contractor in connection with significant structural failure of hotel and convention center. On the eve of arbitration, obtained multi-million dollar settlement for full economic damages.
  • Represented member of company with over $300 million in assets under management against controlling members. The case settled after strategically negotiating a reorganization of the controlling company that provided client with increased equity and preferred returns.
  • Represented real estate firm in hotly contested and publicized lawsuit filed by the City of Dallas and Fannie Mae involving violations of municipal codes and breach of loan covenants.
  • Successfully negotiated resolution on behalf of multifamily owner-operator in connection with administrative proceedings brought by North Texas municipality seeking demolition of property for municipal code violations.
  • On the eve of trial, obtained summary judgment on behalf of client to invalidate HOA election under restrictive covenants and property code in lawsuit involving targeting of homeowners.
  • Obtained summary judgment on behalf of commercial real estate developer, dismissing claims for tortious interference and breach of contract in connection with downtown Dallas redevelopment.
  • Obtained favorable monetary and injunctive settlement on behalf of payday lender in litigation involving theft of trade secrets against competitor.
